Every agent has an inspection story. Mine involves a close friend's brand-new red Ferrari 360 Modena, $300 Italian towels, and a hallway full of soaking wet carpet. I was listing my friend Seyoung Kim's home, everything staged, photographed, and marketed to perfection, when the inspector's team showed up with an entire entourage and ran a shower pan test that flooded the hardwood floors. Without asking, they grabbed the nearest towels to mop it up, which happened to be Seyoung's imported Italian ones, and then tore the wet carpet out of the hallway entirely. I walked back in just in time to watch someone drag that soaked carpet across the hood of the Ferrari. My soul left my body on the spot. Years ago, I had a colonoscopy scheduled and, against every instruction my doctor gave me, I confirmed a listing appointment in Yukon, Oklahoma the day before the procedure was supposed to keep me home. I felt fine. I was wrong. Let's just say the drive to that appointment did not go as planned, and by the time I pulled onto the seller's street, he was already waving at me from his front yard with no possible way for me to turn around. The Buyer I Never Met Until Closing Day
Not every story is a disaster, some are proof of how far this business has come. I once sold a home to a buyer I never met in person until the day we closed, because he was living in Turkey the entire time. This book isn't a step-by-step guide to becoming a Realtor, and it's not a motivational pamphlet with a sunrise on the cover. It's the real story: the survival reel, not just the highlight reel. It's for the agent in their first hard year wondering if this career is worth it, the seller who's been burned by an agent before, the buyer who doesn't know what they don't know, and honestly, anyone who just loves a good story. Thirty-one years in Oklahoma luxury real estate has given me no shortage of those.
