Let’s be honest—most Realtors, myself included, have asked the same question when first hearing about a new brokerage: “What’s the cap?”

It’s almost a reflex. For 28 years at Keller Williams, that was the system I knew. A cap model means you pay your brokerage a set amount of commission split every year—once you hit that number, you keep the rest. Sounds good, right? Save money, make more money. Simple math.

But here’s the catch: focusing only on the cap is like buying the cheapest parachute because you’re “saving money.
