Want to triple your business? Just do what I did: book a vacation. The second you hit “purchase” on those airline tickets, BOOM—your inbox turns into a war zone.
I’ve been selling homes for over 30 years. I haven’t had a real, uninterrupted vacation since flip phones were a thing. Because the real estate gods are petty and vengeful—and they know exactly when you’ve packed a bag.
Let’s Talk About My Latest “Getaway”
I just got back from a long-overdue international trip. I planned ahead. Set up coverage. Notified everyone I was going to be off the grid. Out of the country. Eating pasta. Living life.
...So of course that’s when the fire alarms started going off.
Texts came in 12 hours late.
Voicemail filled up.
Group messages wouldn’t download.
Internet came and went like Oklahoma spring weather.
And Wi-Fi? I’ve had stronger signals from a microwave.
I’d get a message saying, “We’re ready to write a full-price offer! Just need it signed in the next 5 minutes!”
...only I’d receive that text 7 hours later while sipping espresso in an alleyway cafe where my phone was struggling to load Google Maps, let alone Dotloop.
Yes, I’ve Written Contracts From the Most Ridiculous Places
• A ski lift in Colorado while trying to hold my phone, gloves, and dignity—all at once.
• A pool float in Scottsdale shaped like a swan. I was sunburned, but the deal closed.
• The balcony of a cruise ship, which I thought was a relaxing place to answer calls... until Verizon hit me with a $2,000 roaming charge. That was the most expensive “Congratulations!” phone call of my life.
• In Greece, I had a buyer back out mid-transaction. I spent the next 2 hours on WhatsApp while staring at 2,000-year-old ruins. Somehow that felt... poetic.
I’ve written offers during turbulence. Reviewed inspection reports in customs lines. Sent wiring instructions from a cave hotel in Santorini with a Wi-Fi router that looked like it was built by Da Vinci himself.
And the Clients? Oh, They Do. Not. Care.
Look, I get it. They’re excited. They found the one. But telling a buyer “I’m on vacation” is basically Realtor blasphemy.
They hear that and immediately panic:
“He’s gone? We better call someone else who isn’t enjoying grilled octopus and watching the sunset over the Mediterranean.”
So I’ve learned. If you’re a Realtor, you don’t say vacation. You say:
