The Most Outrageous Buyer Demands Realtors Have Ever Seen - Wyatt Poindexter - The Agency Oklahoma

 

If you think buying a home is about location, location, location… think again. For some buyers, it’s about waterfalls in the foyer, notarized ghost guarantees, and (believe it or not) asking for the family dog to be included in the sale.

Here are some of the most jaw-dropping buyer demands Realtors have come across right here in Oklahoma.

1. The Compass Obsessed

One buyer insisted their laundry room must face north. Why? So the clothes would “dry with natural balance.” Spoiler: dryers exist. Realtors across the state are still scratching their heads—and double-checking compasses during showings.

2. Indoor Waterfall or Bust

Another client wouldn’t even consider a showing unless the home had a two-story indoor waterfall. “I want it to feel like a rainforest when I come down the stairs.” The Realtor’s response: “For $500k in Edmond? You might get a nice humidifier.”

3. The Backyard Concert Venue

One musically inclined buyer asked for a yard large enough to host Brooks & Dunn. Not a backyard barbecue. Brooks & Dunn. When pressed, they clarified: “The tour bus must fit, too.”

4. Ghost-Free Guarantee

Some buyers ask about school districts, others about crime rates. This one? “I need a notarized statement that no ghosts have ever lived here.” The Realtor suggested checking with the Ghostbusters’ MLS—though in Oklahoma, it wouldn’t be shocking if someone knew a pastor who could handle it.

5. 50 Shades of… Beige

Paint preferences are normal. But this client required that every wall be painted in the exact Pantone shade “Almond Beige 12-0806.” They brought a paint swatch to every showing like it was a sacred relic.

6. The Blue Heeler That Stayed

A few years back, I received an offer on a ranch property. The buyers loved everything about it—the land, the house, the view. But when the paperwork came through, it included one highly unusual condition:

“Seller to leave the Blue Heeler dog with the property.”

At first, I thought it had to be a typo. Maybe they meant the tractor? The feed bins? Nope. They wanted the dog.

Here’s the kicker: the seller actually agreed.

The Blue Heeler had been trained as a working ranch dog and, in the seller’s words, “belonged to the land more than to me.” They felt the dog would be happier staying where he could keep doing what he was bred to do.

And just like that, the Blue Heeler became part of the closing. Title, deed… and dog.
