How Do You Put a Price on the Unrepeatable?

Traditional comparable sales become less useful when a property includes amenities rarely found anywhere else in the state.

There may not be another nearby home with a private runway, go-kart track, indoor shooting range, two-story closet or professional batting facility. That means pricing requires a deeper evaluation of the land, location, construction quality, replacement cost, functionality and likely buyer demand.
