The Tale of the Bouncing Land Rover, Guns N Roses and the $2M Luxury Home Deal!

Many years ago, I had one of those clients that real estate agents dream about—a high net worth individual with no budget. This guy could buy anything he wanted, and he happened to be from Salt Lake City, which was even more exciting for me—because, well, I’d be showing him around Oklahoma! We set up a time to view properties in the Edmond area, and after a couple of conversations, we scheduled showings. The big day arrived, and I was going to pick him up at Will Rogers Airport on a Friday.
 
Now, let me tell you, when you're about to show a luxury client around, your car has to be spotless. You’ve got to impress. I spent hours cleaning my old Land Rover—vacuuming every corner, wiping down the seats, making sure it looked as professional as I could manage for my “high roller” of the day.
 
So, I’m driving to the airport, the car looking pristine, when suddenly… I notice the front of the car starts bouncing. Up and down. Up and down. I wasn’t sure if I was driving a car or a trampoline. Turns out, my beloved old Land Rover’s air suspension had gone out just minutes before I picked up this client. Great timing, right?
 
I finally arrive at the airport, and I rush inside to find my client from Salt Lake City. We walk out together, and I fire up the car. As soon as the engine roars to life, bam—Guns N’ Roses' "Mr. Brownstone" blasts through the speakers, shaking the whole vehicle. Now, my close friends know I’m a huge fan of 80s rock, so I’d cranked the volume up before heading inside. Of course, in my rush to get to my client, I totally forgot to turn it down.
 
I quickly apologize, embarrassed, but my client just looks at me, gives me the "metal horns", and says, “Guns N’ Roses is one of my favorite bands.” I nearly fell out of the car. It was at that moment that I realized: we weren’t just a real estate agent and client anymore—we were friends. Music is the ultimate icebreaker.
But the best part was yet to come.
 
As we’re cruising down the highway, trying to keep the mood light, the front of the car starts bouncing uncontrollably—like we were in some kind of lowrider. I’m talking full-on hydraulic suspension mode. We’re speeding down the highway at 70 MPH, both of us bouncing around like we’re in a rap video with Snoop Dogg and Dr. Dre.
Halfway through the day, my client says, “Do you mind if we stop somewhere and get a mouthpiece?” I laughed and said, “A mouthpiece?” He nodded, and I was thinking, "Okay, this is going to be a fun day."
 
After hours of looking at properties with no luck, I remembered a house in Edmond I had been meaning to show—99% complete, but scheduled to be listed for $2M in the upcoming Parade of Homes. It wasn’t officially on the market yet, but I decided to take a chance.
 
We walked through the house, and my client immediately fell in love with it. I was bracing myself to drop the bombshell—"Well, the price is $2M"—but before I could even say it, he looked at me and simply said, "I’ll take it."
 
I paused, completely thrown off. "Would you like to know the price?" I asked, half-joking, still trying to process the shock of it all. He laughed, shrugged, and said, "I want the house, and all the staging, the furniture, everything."
The deal? $2.2 million—cash.
 
Moral of the story? Always remember: real estate deals can bounce just like your car. Also, never underestimate the power of good music, the right mouthpiece, and a client who knows how to make a deal. Oh, and if you ever find yourself with a bouncy car and a client with no budget—sometimes it’s just meant to be.
