What It Really Means When a Realtor Has a "Million Dollar Month"

Every month, I get the honor of congratulating our amazing agents at The Agency Oklahoma for their production — and this July, we proudly celebrated several team members who hit what we call a “Million Dollar Month.”
Sounds impressive, right? And it is... kind of. But let’s break down what that actually means — and what it doesn’t.
After I posted our July recap, a friend reached out and said, “Wait… you made a million dollars this month?”
I laughed and said, “I wish!”
What Is a “Million Dollar Month”?
In real estate, a “Million Dollar Month” means an agent closed or put under contract $1,000,000 or more in sales volume during that month.
That could mean one $1M home, two $500K homes, or five $200K properties. It’s not what we personally earn — it’s our total sales production. The commission earned is just a small slice of that number, and then it gets split and spent between brokerage fees, marketing, taxes, insurance, and everything else it takes to run a real business.
Still, it’s a huge accomplishment — and a reflection of hard work, hustle, and daily discipline.
My Early Days in Real Estate
As a matter of fact, I never hit a million dollars in production in one year during my first several years in the business — not even once.
It took time to figure out what worked, how to build a consistent pipeline, and how to turn relationships into results. For the first four years, I was grinding — learning contracts, printing flyers, doing open houses, and hoping something would click.
It finally did — but not until I took ownership of my routine.
One thing that changed everything was something my dad — David Poindexter, a very successful Realtor and my mentor — always told me:
"Things will never change until YOU decide to change them."
That stuck with me.
He taught me early on that success in real estate doesn’t come from luck. It comes from decisions, discipline, and treating your business like a business.
Once I decided I was going to treat real estate like a full-time job and mentally “clock in” by 9:00 AM every day — everything shifted. I started holding myself accountable. I started planning instead of winging it.
I still commit to at least four hours of marketing every business day, and I’ve done that for over 17 years. That one habit changed my life.
The Reality Behind the Numbers
A “Million Dollar Month” doesn’t mean we’re sipping champagne and printing money. It means we’re negotiating at 10 p.m., showing homes between soccer games, calming clients during stressful moments, and solving problems other people never even see.
The Realtors who consistently hit these milestones?
They’re not “lucky” — they’re relentless.
They show up when it’s hard.
They follow up when most would forget.
They invest in their craft and never stop learning.
For the New Agents Out There
If you’re just getting started and haven’t had your first big month yet, don’t let social media fool you. This business takes time.
You have to build trust, build your brand, build your systems — and most of all, build yourself.
There were years I thought I wasn’t cut out for this. But I kept showing up.
And like my dad said — things didn’t change until I did.
