Why Buyers from California and Texas Are Moving to Oklahoma
By Wyatt Poindexter – Managing Partner, The Agency OKC & Tulsa
Over the past several years, I’ve seen a noticeable shift in the luxury real estate market across Oklahoma. More and more buyers from states like California and Texas are discovering what many Oklahomans have known for years — this state offers a lifestyle that is becoming harder to find elsewhere.
As someone who has spent over 31 years in real estate, I’ve had the opportunity to work directly with many of these out-of-state buyers. Their reasons for moving are often similar, and the trends are becoming more consistent every year.
Oklahoma is no longer just a place people are from — it’s becoming a destination.
More Land, More Freedom
One of the biggest reasons buyers from California and Texas are moving to Oklahoma is simple: land.
In markets like Los Angeles, San Francisco, Austin, and even parts of Dallas, land has become extremely limited and incredibly expensive. Buyers are often paying millions of dollars for homes on small lots with very little privacy.
In Oklahoma, that same budget can provide:
• 5 to 20+ acres
• Custom estate homes
• Ranch properties
• Private gated entrances
• Room for barns, shops, and guest homes
For many buyers, this is a completely different way of living. It offers space, flexibility, and the ability to create a property that truly fits their lifestyle.
Cost of Living and Value
Another major factor is the cost of living.
Buyers relocating from California are often shocked at what their money can buy in Oklahoma. Even buyers coming from Texas, where prices have increased significantly in cities like Austin, are finding much more value here.
In Oklahoma:
• Property taxes are generally lower
• Home prices per square foot are significantly lower
• Cost of ownership is more manageable
• Luxury homes are more accessible
It’s not uncommon for buyers to sell a home in California or Texas and purchase a larger, more customized property in Oklahoma — often with cash or significantly less financing.
Privacy and Quality of Life
Privacy has become a major priority for many high-net-worth buyers.
In larger markets, privacy is increasingly difficult to find. Homes are closer together, neighborhoods are more dense, and true estate-style living is limited.
Oklahoma offers something different.
Buyers are drawn to:
• Private acreage properties
• Quiet surroundings
• Gated estates
• Less congestion and traffic
• A slower, more intentional pace of life
For many of my clients, this shift is not just about real estate — it’s about improving their overall quality of life.
Lifestyle and Flexibility
Lifestyle is another key driver behind this migration.
Oklahoma offers a unique combination of:
• Outdoor recreation
• Ranch and equestrian properties
• Lake homes and waterfront living
• Golf communities
• Close-knit communities
Areas like Edmond, Nichols Hills, Arcadia, Jones, Carlton Landing, and Grand Lake have become especially attractive to out-of-state buyers looking for both luxury and lifestyle.
Many buyers are also working remotely or have more flexibility than ever before, which allows them to choose where they live based on lifestyle rather than proximity to an office.
The Rise of Oklahoma’s Luxury Market
Oklahoma’s luxury market has grown significantly in recent years.
We are now seeing more homes in the $1 million to $5 million range, and even properties exceeding $10 million. Buyers from outside the state are playing a major role in this growth.
They are bringing new expectations, new ideas, and a strong appreciation for what Oklahoma has to offer.
Experience Matters When Relocating
Relocating from another state is a big decision, and it requires guidance from someone who understands both the market and the transition process.
Over the years, I’ve worked with many buyers from California and Texas who were unfamiliar with Oklahoma’s markets, neighborhoods, and property types.
Helping them navigate:
• School districts
• Land and acreage considerations
• Property values
• Off-market opportunities
• Local market trends
is a critical part of the process.
Many of these buyers are not just purchasing a home — they are making a long-term lifestyle change.
A Personal Perspective
With an average sales price of around $1.3 million, and experience representing some of the most significant properties in the state — including recent sales at $6,000,000, $5,000,000, and $4,600,000 — I’ve had the opportunity to work closely with buyers who are specifically seeking high-end properties.
I also currently represent two of the most notable luxury estates in Oklahoma priced at $15,000,000 and $12,000,000.
Through The Agency’s global network, we are able to connect with buyers not just locally, but across the country and internationally. This has been especially valuable when working with relocation clients.
Why Oklahoma Is Just Getting Started
The trend of buyers moving to Oklahoma is not slowing down.
As more people discover the advantages of living here — space, value, privacy, and lifestyle — the demand for high-quality homes will continue to grow.
Oklahoma offers something that many larger markets no longer can.
Room to live.
Room to build.
Room to breathe.
For many buyers coming from California and Texas, that’s exactly what they’ve been looking for.
