Let me start with this: If you had told me five years ago that I’d be turning down thirty-one showing requests on a listing, I would’ve laughed and said, “Yeah right—what kind of crazy person does that?”
Well… now I’m that crazy person.
And here's why:
I recently listed one of the most extravagant properties in Oklahoma City—an iconic, $17.5 million estate with every bell, whistle, and fantasy feature you can imagine. We’re talking indoor and outdoor basketball courts, manicured grounds, over-the-top luxury, full-time staff quarters, and more. It’s the kind of listing that grabs headlines. And it did.
But what also came with that attention?
A flood of showing requests.
🚫 31 showing requests.
0 pre-approvals.
0 proof of funds.
0 vetting.
You read that right—not one single agent provided proof that their buyer had the financial capacity to even breathe on this property, much less buy it. And yet, they were scheduling showings like it was a Saturday open house for a $300K bungalow.
Some went through ShowingTime.
Some called or texted.
And yes—some buyers literally clicked “Request a Tour” on Zillow… and then just showed up at the house. One even claimed, “Well, I requested it on Zillow yesterday, so I figured I could stop by.” 😳
Let me be clear: This is not a museum. This is someone’s home.
And no, you don’t get to buy tickets to come walk through it.
💥 Here’s What Realtors Need to Understand:
Luxury listings aren’t just bigger homes with nicer countertops.
They come with higher stakes, heightened privacy concerns, and much bigger consequences if we get it wrong.
When you're listing a home of this magnitude, your #1 job is to protect your seller—not to chase clout, likes, or eyeballs.
So yes, I declined 31 showings.
And I’ll decline 31 more if I have to.
Because until I have:

✅ A formal pre-approval letter

✅ Verified proof of funds

✅ The actual banker’s name, number, and email

✅ A phone call with said banker to confirm it’s legit
…you’re not getting through the gate. Period.
🎥 “But My Buyer Just Wants to See It Real Quick…”
I know, I know.
They’re “a big investor.”
They “want to write a cash offer today.”
They “just need to get a feel for the space.”
Listen, I’ve heard every story in the book. I’ve had agents who wanted to bring buyers through just to film Instagram content. I’ve had influencers DM me asking if they can “tour it real quick for content.” I’ve had people walk up off the street. One buyer even showed up in cut off shorts with a Coors Light tank top with no appointment saying, “I’m serious about buying.”
This is why we now have:

Surveillance cameras throughout the property

No public address on Zillow, Realtor.com, or any other site
This isn't just about this listing. This is about raising the bar in our industry. About respecting the clients who entrust us with their homes, their privacy, and their security.
If you're representing a luxury buyer, do your homework.
If you're an agent sending showing requests without vetting, stop.
And if you're a buyer who just wants to "walk through" a multimillion-dollar home for fun—this isn’t HGTV. It’s real life, with real people and real liability.
