1,012 Homes Sold: The People and Stories Behind the Number

I recently realized that I have now helped sell 1,012 homes during my real estate career in Oklahoma.

It is a number I honestly have a difficult time comprehending. When you work one transaction at a time, you rarely stop long enough to add them all together. You concentrate on the family in front of you, the problem that needs to be solved and what must happen to get everyone safely to closing.

Then one day, you look back and realize those individual transactions have become more than 1,000 homes.

While 1,012 is a meaningful milestone, the number alone does not tell the story.

Every Home Represents Someone’s Life

Real estate is often measured in sales volume, rankings, awards and transaction totals. Those statistics have their place, but they leave out the most important part of the business: the people.

Every one of those 1,012 homes represents a person or family going through a major change.

Some clients were purchasing their first home and could hardly believe someone had handed them the keys. Others were building the home they had dreamed about for years. Some were relocating to Oklahoma for a new opportunity, while others were leaving a home filled with decades of memories.

I have helped growing families find more space, empty nesters simplify their lives, executives relocate, athletes move between cities and families sell properties after losing someone they loved.

Some closings represented exciting new beginnings. Others marked the end of a difficult chapter.

That is why I have never viewed real estate as simply selling houses. A home is often connected to a family’s identity, financial future and most important memories. Being invited into that process is a responsibility I have never taken lightly.

A Career Built One Relationship at a Time

I did not begin my career believing I would eventually sell more than 1,000 homes or exceed $1 billion in career sales.

In fact, I made approximately $600 during my first year in real estate.

There were no guarantees that the business would work. There were difficult years, uncertain markets and plenty of moments when quitting would have been easier. I learned through mistakes, changing market conditions and transactions that did not always go according to plan.

Over time, one client became another. One relationship led to a referral. Families returned years later to buy or sell again. Children of past clients eventually became clients themselves.

That kind of trust cannot be manufactured through advertising. It must be earned through consistency, honesty and showing up when the transaction becomes difficult.

Anyone can look good when everything is going smoothly. The real test of an agent comes when an inspection uncovers a serious problem, an appraisal falls short, financing changes, emotions rise or a closing appears to be falling apart.

Those moments have shaped my career far more than the easy transactions.

The Homes Were All Different

These 1,012 homes represent an extraordinary variety of Oklahoma real estate.

They include starter homes, condominiums, townhomes, new construction, historic residences, golf-course properties, lake homes, ranches, acreage estates and some of the most valuable luxury homes ever sold in Oklahoma.

I have represented properties throughout Oklahoma City, Edmond, Arcadia, Nichols Hills, Gaillardia, Oak Tree, Rose Creek, Jones, Norman, Yukon, Mustang, Tulsa, Grand Lake, Carlton Landing and many other communities across the state.

Some homes sold immediately. Others required patience, repositioning and an entirely new marketing strategy. A few attracted national attention, while many were sold quietly without publicity.

The price and size of the property may change, but the responsibility does not. Every seller deserves honesty about the market, thoughtful pricing and a serious effort to present the home properly. Every buyer deserves clear guidance and someone willing to protect their interests.

Lessons From More Than 1,000 Transactions

After 31 years, real estate continues to teach me something new.

I have learned that the market does not care what a seller needs to receive for a home. Buyers do not pay for memories, and overpricing can damage even an exceptional property.

I have learned that the most expensive marketing cannot overcome the wrong price, but the right price without strong marketing can still leave money on the table.

I have learned that communication is often more important than having an immediate answer. Clients can handle difficult news when it is delivered honestly and followed by a thoughtful plan.

I have also learned that experience does not mean knowing everything. It means recognizing problems sooner, remaining calm under pressure and knowing which questions to ask before a small concern becomes a major issue.

Most importantly, I have learned that reputation matters more than any individual transaction. A commission is temporary. Your name, character and relationships follow you throughout your career.

None of This Happened Alone

Although my name may appear on a sign or marketing campaign, 1,012 sales were never the work of one person.

I am deeply grateful to every client who trusted me with a home, every friend who made a referral, every cooperating agent who worked toward a successful closing and every lender, title professional, inspector, photographer, builder, appraiser, contractor and vendor who helped solve problems along the way.

I am also thankful for the team members and agents who have worked beside me throughout the years. Their time, talent and commitment have played an important role in reaching this milestone.

Most of all, I am grateful to my family. Real estate includes early mornings, late-night phone calls, interrupted vacations, missed weekends and plans that change without warning. Their patience and support made this career possible.

Looking Ahead

Reaching 1,012 homes sold does not make me feel as though the work is finished. It makes me more aware of how fortunate I have been to do this for so long.

The Oklahoma real estate market continues to evolve. Technology, marketing and buyer expectations have changed dramatically, but the foundation of the business remains the same: trust, relationships, honest advice and hard work.

I am proud of the milestone, but I am even more grateful for the people behind it.

Thank you to every person who hired me, referred me, worked with me, encouraged me or gave me another opportunity after that first year when I earned only $600. You helped turn a difficult beginning into a career I could never have imagined.

It has not always been easy. I may have lost all my hair along the way, but somehow I have not lost my sanity.

At least not completely.
