The 2025 luxury real estate market in Edmond, Oklahoma was defined by contrast: demand remained present but selective, buyers were disciplined, and pricing decisions were the determining factor in whether a home sold or sat. This report focuses exclusively on closed, pending, and active homes priced at $1,000,000 and above, based on MLS data from January 1 through December 26, 2025.

Market Overview

Despite a challenging macro environment, the market did move—just not automatically. In the $1M+ segment in Edmond:

The average sale price across all sold $1M+ properties was $1,370,514, with a median of $1,177,686.
