Oklahoma Luxury Homes Don’t Take the Holidays Off: Why Selling Before Year-End Can Make Sense - Wyatt Poindexter - The Agency Oklahoma City & Tulsa

Some homeowners see November and December as a time to put their real estate plans on hold. Thanksgiving is approaching, holiday calendars are filling up, and the assumption is that serious buyers will return in the spring.

But luxury real estate does not follow everyone else’s calendar.

As we move through the final quarter of 2026, there are compelling reasons to consider listing an Oklahoma luxury home before the year ends. For the right property, with thoughtful pricing, exceptional presentation, and broad exposure, November and December can create an opportunity worth pursuing.

I’m excited to be bringing six new listings to market so far this November. That reflects my belief that a well-positioned home deserves to meet the buyers who are looking today.

Fewer Competing Listings Can Mean More Attention

One potential advantage of selling late in the year is the opportunity to stand out.

When homeowners postpone listing until spring or take their properties off the market for the holidays, buyers may have fewer choices. The National Association of REALTORS® identifies reduced competition among sellers as one of the advantages of winter selling, even though overall market activity typically slows.

For a distinctive Oklahoma luxury property, that can matter. A golf course estate in Gaillardia or Oak Tree, a wooded retreat in Arcadia, or a beautifully renovated home in Nichols Hills may receive more focused attention when fewer comparable properties are available.

The key is evaluating the competition in your particular price range and neighborhood. A seasonal advantage becomes meaningful when it matches what is actually happening around your home.

Buyers Still Looking Often Have a Reason to Move

A buyer scheduling showings between holiday commitments may have a very specific goal.

A career move, relocation, changing household needs, or a desire to begin the new year in a different home can keep a purchase moving forward regardless of the season. Zillow notes that winter buyers are often motivated by circumstances such as job relocations or changes in family needs.

In luxury real estate, fewer showings do not automatically mean a lack of opportunity. One well-qualified buyer who recognizes a property’s value can accomplish more than weeks of casual traffic.

That is why I focus on reaching the right audience and making every showing count.

Luxury Homes Can Show Beautifully During the Holidays

November and December offer a wonderful opportunity to showcase how a home lives.

Warm interior lighting, inviting fireplaces, elegant dining spaces, and covered outdoor living areas can help buyers picture their own gatherings. Earlier sunsets also create opportunities for twilight photography that highlights architectural lighting, pools, landscaping, and the atmosphere of an exceptional property.

The presentation should feel polished and welcoming. Keep decorations restrained, protect sightlines, and let the architecture remain the focus.

For Oklahoma estates with acreage, pools, or extensive landscaping, I also like marketing that helps buyers understand the property across seasons. A winter showing can be supported by strong photography that captures its outdoor amenities at their best.

An Oklahoma Home Deserves an Audience Beyond Oklahoma

The buyer for your home may already live in Edmond. They may also be relocating from another state or exploring Oklahoma from overseas.

At The Agency Oklahoma, our marketing is built around that broader opportunity.

Professional photography, compelling video, digital promotion, property storytelling, and agent collaboration help us introduce homes to audiences locally and across the United States. Through The Agency’s international network, we also have connections that extend into markets around the world.

The Agency combines its global brokerage network with shared creative, public relations, and technology resources. That structure gives our local work a much broader platform.

Whether we are representing a home in Rose Creek, Sweetwater, Oklahoma City, or the Tulsa metro, the goal is the same: present it exceptionally and put it in front of people who may have a reason to buy it.

Experience Helps Turn Exposure Into a Strategy

Over 31 years in real estate, I have learned that timing matters, but preparation and execution matter just as much.

With more than $1 billion in career sales, more than 1,000 homes sold, and $59 million in sales during 2025, I bring experience across different markets, price points, and negotiating situations. Those experiences help me advise sellers on pricing, presentation, buyer feedback, and when an adjustment may be necessary.

November and December can be an excellent window for certain luxury homes. They do not guarantee a faster sale or a higher price. We still need to study recent comparable sales, current inventory, condition, and the depth of the buyer pool.

As I often tell sellers: Every house has a buyer; not every price does.

Ask About Our Hip Pocket Opportunities

Alongside our publicly marketed properties, we also have select hip pocket listings available for our clients to explore.

These private opportunities may appeal to buyers seeking something they have not seen on the major home-search websites, or to sellers who prefer a more discreet approach.

Availability changes, so a direct conversation is the best way to learn what may fit your needs. For sellers, we can also discuss whether a private introduction or a full public launch offers the strongest opportunity for your property.

With six new listings coming to market so far this November, I’m excited about the opportunities ahead. If you are considering buying or selling before the end of 2026, let’s build a strategy around your home, your goals, and the buyers looking right now.
