Every Realtor has experienced it. Every seller has wondered about it. And every buyer’s agent has somehow mastered the disappearing act worthy of a Vegas magic show.

I’m talking, of course, about the elusive creature known as feedback.

It begins the same way every time:
A showing is scheduled. The seller springs into action like they’re hosting the Oscars. Counters are wiped, pillows fluffed, lights turned on in rooms nobody has entered since 2011. Pets are whisked away. Candles are lit. The house is now cleaner than it was on the day it was built.

The buyers arrive. They tour. They peek. They open every closet as if they’re searching for buried treasure. They test the water pressure, admire the stone fireplace, and whisper their thoughts (never quietly). Then, after 15–45 minutes of exploration, they leave.

And then…the silence.

Nothing.

And while that story seems to take on a new twist every time it’s told, let’s be honest…it’s about as common as a unicorn buying a luxury home in Nichols Hills.

Feedback, when handled professionally, is not only safe—it’s necessary.

It doesn’t have to be poetry. You don’t need to submit a dissertation. Even a simple, “Buyers liked the home but felt it wasn’t the right layout for them,” goes a long way.
It’s the silence that makes everyone crazy.
