Second Edition: A 90-Day Review of Oklahoma City Metro Luxury Sales
Welcome to the second edition of The Monthly Oklahoma Luxury Market Report, a continuing series dedicated to what is happening at the highest levels of Oklahoma real estate.
This edition examines closed luxury sales reported through the Oklahoma City Metro MLS during the 90-day period from May 22 through August 20, 2026. For this report, the luxury market is defined as single-family residential properties with prices ranging from $1 million to $15 million.
One important note before reviewing the numbers: off-market and privately marketed sales are never included. The information in this report reflects transactions publicly reported through the local MLS, respecting the privacy of clients whose properties are marketed discreetly outside the public market.
A Word on Where This Report Comes From
Oklahoma’s luxury real estate market moves differently from the broader housing market and deserves its own dedicated analysis.
As the number one individual luxury agent in Oklahoma by volume, I see this market from a vantage point very few others in the state occupy. Last year, I personally sold 55 luxury homes with an average transaction price of approximately $1.2 million. I typically represent an average of 120 listings at any given time and have had the honor of selling three of the highest-priced homes sold anywhere in Oklahoma during the past year.
I also currently represent four of the most expensive publicly marketed homes in the state. That daily exposure to luxury buyers, sellers, private opportunities and trophy properties allows this report to reflect actual activity rather than assumptions about the market.
Why Marketing Matters More at This Level
Selling a luxury property requires a completely different strategy from marketing a conventional home.
Every listing I represent receives a comprehensive production treatment. This typically includes two separate visual teams: one specializing in professional architectural photography, drone footage and long-form YouTube video, and another focused on cinematic lifestyle content created specifically for platforms such as Instagram Reels and TikTok.
This is a significant investment, but it is an essential one. Luxury buyers frequently experience a property online before deciding whether to visit it in person. In some cases, buyers are comfortable purchasing from another state after seeing a home presented through professional photography, video and digital storytelling.
At this level, exposure is not created by placing a listing in the MLS and waiting. It requires exceptional presentation, strategic distribution and the ability to reach qualified buyers locally, nationally and internationally.

The 90-Day Oklahoma City Metro Luxury Market Snapshot
During the 90-day reporting period, 75 luxury single-family properties closed through the Oklahoma City Metro MLS, producing more than $115 million in combined sales volume.
The numbers break down as follows:
- Total closed luxury sales: 75
- Combined sales volume: $115,085,129
- Average sold price: $1,534,468
- Median sold price: $1,155,000
- Highest sale price: $5,250,000
- Lowest sale price: $1,000,000
- Average sold price per square foot: $319.93
- Median sold price per square foot: $300.87
- Average days on market: 54
- Median days on market: 24
- Sales closing with zero reported days on market: 12
- Sales closing within 30 reported days: 46
- Average sale-to-final-list-price ratio: approximately 96.3%
- Average sale-to-original-list-price ratio: approximately 94.6%
What the Data Tells Us
The most important story from this 90-day period is the depth of demand across multiple levels of the luxury market.
Of the 75 recorded sales, 21 closed at $2 million or higher, including four transactions above $3 million. Those upper-tier transactions accounted for more than $53.5 million in combined volume, demonstrating that demand is not confined to Oklahoma’s entry-level luxury segment.
The highest-priced transaction was the $5.25 million sale of 2600 Guilford Lane. The 8,649-square-foot property closed at approximately $607 per square foot after 76 reported days on market. It was the only sale above $5 million during the reporting period and established the upper end of the Oklahoma City metro market for this 90-day window.
Other notable sales included:
- 6412 N Hillcrest Avenue, closing for $3.6 million with zero reported days on market
- 13908 Hillside Circle, closing for $3.25 million
- 2600 Crescent Avenue, closing for $3,182,500 with zero reported days on market
- 1401 Glenbrook Terrace, closing for $2.85 million with zero reported days on market
- 2603 Drakestone Avenue, closing at its full $2.55 million asking price with zero reported days on market
- 41 Boulder Bend, closing for $2.438 million with zero reported days on market
The number of immediate sales is particularly meaningful. Twelve properties recorded zero days on market, while 23 closed with seven or fewer reported days on market. Altogether, 46 of the 75 sales—more than 61%—closed within 30 reported days.
This is a strong indication that properly positioned luxury inventory can still move quickly.
Pricing Remains the Deciding Factor
The report also shows a clear difference between correctly positioned properties and homes that require extended exposure or substantial price adjustments.
Across the entire group, properties sold for approximately 96.3% of their final list prices but only about 94.6% of their original asking prices. This suggests that price reductions helped bring some listings into alignment with the market before buyers were willing to act.
The longest-marketed property recorded 319 days on market and ultimately closed for $1.2 million after originally being offered at $1.49 million. Another property spent 277 days on the market and sold for $1.125 million after beginning at $1.6 million.
At the same time, several properly positioned homes sold immediately, and some closed above their asking prices. A property on NW 16th Street, for example, closed for $2.157 million after being listed at $1.9 million with zero reported days on market.
The lesson is straightforward: Oklahoma luxury buyers are active, but they remain highly selective. Exceptional presentation can generate attention, but pricing ultimately determines whether that attention becomes a sale.
The Core of the Luxury Market
Although the upper end produced several significant transactions, most activity remained concentrated near the entry point of the luxury category.
Fifty-one of the 75 sales closed between $1 million and $1.249 million, accounting for approximately $55.8 million in volume. This concentration helped place the median sold price at $1.155 million, even as the average rose to more than $1.53 million because of the number of multimillion-dollar closings.
For buyers, this means competition can be particularly strong for well-presented homes near the $1 million threshold. For sellers, it means that crossing into the luxury category does not automatically guarantee a premium. The property must still be positioned correctly against competing homes, buyer expectations and current market conditions.
Looking Ahead
The past 90 days show an Oklahoma City metro luxury market with meaningful activity at both the entry and upper ends of the category.
Seventy-five publicly reported closings and more than $115 million in volume represent a substantial amount of luxury activity. More importantly, 21 sales at or above $2 million demonstrate that Oklahoma continues to attract buyers willing to make significant investments in exceptional properties.
The market is rewarding homes that combine realistic pricing, strong presentation and broad exposure. Properties that miss on one or more of those elements may still sell, but the data shows they are more likely to require additional time or meaningful price adjustments.
Oklahoma is no longer being overlooked by high-net-worth buyers. National attention, continued business growth, relative value compared with larger luxury markets and the increasing quality of Oklahoma’s finest homes are all helping bring new buyers into the state.
