Each month, this report will break down the luxury landscape across the State of Oklahoma including, OKC, Edmond, Tulsa, Carlton Landing, Norman and Grand Lake, giving buyers, sellers, and fellow agents a clear picture of what is actually moving at the highest price points in this state. One important note before diving in, off market listings are never included in this report. The properties discussed here reflect what has closed and what is publicly active in the local MLS, out of respect for the privacy of clients whose homes are being marketed quietly and exclusively, away from public view.
A Word on Where This Report Comes From
This report exists because Oklahoma's luxury market moves differently than the rest of the state, and it deserves its own dedicated coverage. As the number one individual luxury agent in Oklahoma by volume, having personally sold 55 luxury homes last year with an average price per transaction of 1,200,000 dollars, I see this market from a vantage point very few others in this state occupy. I currently carry an average of 120 listings at any given time, and over the past year I have had the honor of selling the three highest priced homes sold anywhere in Oklahoma, along with currently representing four of the most expensive homes on the market in the state right now. That level of exposure to the top of the market is exactly why this report will consistently reflect real trends rather than guesswork.

Over the trailing thirty days, the Oklahoma City metro luxury market, defined here as homes priced between 1,000,000 and 20,000,000 dollars, saw 42 closed sales through the local MLS, representing roughly 62 million dollars in combined sales volume. Here is how the numbers broke down.

What This Data Tells Us
The story this month is speed and confidence at the top of the market. Several properties closed the very same day they were listed, including a 2,550,000 dollar sale on Drakestone Avenue and a 2,438,000 dollar sale on Boulder Bend, both full price transactions with zero days on market, a clear signal that well positioned luxury inventory is being scooped up almost immediately when it hits the market. On the other end of the spectrum, one property lingered for 319 days before finally closing 290,000 dollars under its original list price, a reminder that pricing strategy and presentation still matter enormously even at the top of the market. The overall median sold price of 1,350,000 dollars confirms that Oklahoma's core luxury activity remains concentrated in the 1 to 2 million dollar range, while the handful of sales above 2 million dollars show there is real, consistent demand reaching even higher.
