THE REALITY OF SELLING ULTRA LUXURY HOMES OVER FIVE MILLION DOLLARS IN OKLAHOMA

There is a hard truth in the Oklahoma luxury market that very few people understand until they are already deep into building their dream home, and that truth is this, the market for homes over five million dollars in this state is almost impossibly small.

In the entire history of the multiple listing service, going back as far as the records allow, only thirteen homes have ever sold above five million dollars in Oklahoma. Thirteen. That number alone should stop anyone in their tracks before they break ground on an estate at that price point, because it tells you everything you need to know about supply, demand, and the razor thin pool of buyers who can actually write that check in this state.

A LESSON LEARNED FIRSTHAND

I have lived this reality firsthand, on both sides of the outcome. I sold one of those thirteen homes for six million dollars, a property that had actually cost more than ten million dollars to build. The owner poured everything into that home, the finishes, the craftsmanship, the scale, and when it came time to sell, the market simply did not care what it cost to construct. It cared what a buyer in Oklahoma was willing to pay for it, and that number was six million dollars, not ten.

I have also represented the most expensive home ever built in the state of Oklahoma, a property that cost twenty two million dollars to construct. Despite every effort, every marketing push, every qualified conversation we could generate, we were not able to get it sold even at fourteen million nine hundred ninety five thousand dollars, a number that already represented a significant loss from what it cost to build.

I have sold one of the only thirteen homes in Oklahoma history to break five million dollars, and I have also stood next to a twenty two million dollar home that we could not move even at a five million dollar discount. Both experiences taught me the same lesson, this market rewards realistic expectations, not just beautiful houses.

IT IS NOT THE HOUSE, IT IS THE LOCATION

Here is what people need to understand, and I tell every single client who comes to me talking about building at this level. This has nothing to do with the quality of the house. It has everything to do with location.

Oklahoma is a wonderful place to live, and our luxury market has grown tremendously over the last three decades, but there are simply not enough buyers in this state who can afford a fifteen or twenty million dollar home. You are not competing against other Oklahoma estates when you build at that level, you are competing against Aspen, against Malibu, against the Hamptons, against every other market in the country where ultra high net worth buyers already have roots and expectations.

People assume that if they spend more building, they will get more when they sell. In Oklahoma's ultra luxury market, that is almost never true, and the sooner a client understands that, the better decisions we can make together.

That is exactly why marketing a property like this cannot stay local. It has to go global, because the buyer for a home like this may not live in Oklahoma at all, they may need to be found in Dallas, in New York, in California, or overseas, and found through channels that most local brokerages simply do not have access to.
