Yes, this is my opinion based on decades of experience in Oklahoma real estate—but the numbers, trends, and lifestyle shifts all point in the same direction. The future is East of I-35.

Why East Edmond and Arcadia Are Booming

Ask anyone who’s moved east, and you’ll hear the same reasons:

  • They wanted larger lots with more trees and space to breathe.

  • They wanted less traffic and a slower pace of life.

  • They wanted nature and privacy without being hours away from the city.

After COVID, buyers began rethinking how they lived. They wanted more than just a house—they wanted a lifestyle. That meant more land, their own pool instead of a community one, home gyms instead of gym memberships, and enough space for kids, pets, and outdoor living.

Arcadia, East Edmond, and Oakdale checked every box.

The Rise of Jones, Luther, and Welston

As Arcadia and East Edmond values rise, buyers are now looking just a little further east to Jones, Luther, and even Welston. These areas are becoming the next wave of smart real estate investment.   • Pop’s in Arcadia continues to be one of Oklahoma’s most iconic landmarks, attracting locals and tourists alike with its 700+ soda flavors and that famous 66-foot soda bottle.

  • The Chicken Shack, a beloved local hangout in Luther, has become a must-visit for live music, comfort food, and that laid-back country vibe.

  • And right next door, my new favorite steakhouse—Blockman’s Chop House—just opened. It’s absolutely incredible. All wagyu beef, perfectly cooked, and easily one of the best dining experiences in the state.

The Route 66 corridor is seeing new restaurants, shops, and entertainment concepts popping up monthly. Between Arcadia and Luther, there’s a buzz of activity that reminds me of early-day Edmond—only with more character, charm, and scenic beauty.

Life Around Lake Arcadia

The area around Lake Arcadia has become a lifestyle destination in its own right. The mountain bike trails have exploded in popularity, with miles of new trails being added regularly. Whether you’re into biking, running, kayaking, or simply walking your dog, there’s no shortage of things to do.

The lake also offers fishing, boating, and some of the most beautiful sunsets in central Oklahoma. Families are flocking to the area because it offers something rare—a blend of recreation, nature, and upscale living.

And for those who love wildlife, it’s not uncommon to see deer crossing your driveway in the morning or hear coyotes off in the distance at night. It feels like country living, but you’re still just minutes from Edmond and OKC conveniences.

Why I Live in Arcadia

I didn’t just recommend Arcadia to clients—I invested here myself. I believed in it early, and it’s been one of the best decisions I’ve ever made. The appreciation has been strong, and the lifestyle is unmatched.
