Do Open Houses Really Work? The Truth, The Benefits, and a Few Funny Stories
Ask any Realtor about open houses, and you’ll get a mixed bag of answers. Some say they’re an essential tool for selling a home. Others see them as a great way to meet buyers (and sometimes collect wild stories). So, do open houses actually work? The short answer: Yes—sometimes. But like everything in real estate, it’s not one-size-fits-all.
Let’s break down the benefits of open houses, the realities you should know, and a few funny moments that prove truth really is stranger than fiction.
The Benefits of Open Houses

Open houses are a fantastic way to showcase your property to multiple buyers at once. They create energy, urgency, and sometimes even competition. People can see the home in person, not just through photos or virtual tours.

For sellers, it’s a chance to get multiple showings done in one day without constantly tidying up for separate appointments.
3️⃣ A Magnet for New Buyers
Here’s the hidden benefit: Open houses aren’t just about this property. They’re an opportunity for agents to meet buyers who may need help finding their perfect home—even if it’s not the one they’re touring.

Open houses give real-time insight into how buyers feel about the price, condition, and features of a home.
The Realities (and Liabilities)
Open houses and showings aren’t without risk. When you open your door to the public, you invite all kinds of people—not just potential buyers.
Whenever I host an open house (which is rare these days, especially for furnished homes over $1 million), I always advise my sellers to hide or secure anything valuable: watches, jewelry, collectibles, weapons, and prescription drugs. Yes, unfortunately, these items can and do go missing.
And that brings me to a few stories…
Story #1: The Open House That Wasn't Open
In the mid-90s, my dad, David Poindexter, hosted an open house in Windsor Hills. After prepping the home, he stepped outside to grab brochures from his car—only to have the door lock behind him. Inside: the house key and phone, sitting on the kitchen counter.
Undeterred, Big Dave greeted every visitor at the front door and gave them a full verbal tour—describing every room and feature while they stood on the porch. Amazingly, he sold the house that day. The buyers even wrote an offer right there (with the small contingency of actually seeing the inside!). They were so impressed, they hired him to list and sell their home too. And yes—he waited on the porch two hours for the sellers to return so he could get his keys and Nextel phone.
Story #2: The Case of the Missing Beanie Baby
Remember the Beanie Baby craze? At one open house, a lady proudly displayed hundreds—including the coveted Princess Diana bear. Someone distracted me, and the bear vanished. The seller was devastated (and for a moment, thought I took it!).
Thankfully, my mom Penney, who owned Heartstrings antique mall and was a Ty Beanie Baby dealer, gave me her own Princess Diana bear to replace it. Saved again by Penney!
Story #3: The Realtor Who Crossed the Line
Also in the mid-90s, there was actually a licensed Realtor in who would set showings for himself—not to help clients, but to snoop through homes looking for prescription drugs.
This is exactly why I (or one of my trusted associates) personally attend every showing for luxury listings. We keep a close, watchful eye on every person walking through the property. It’s a little easier these days, thanks to security cameras—and yes, buyers, owners are watching and listening to everything you say during a showing. So be mindful!
That Realtor was eventually caught, and his license was revoked.
The Not-So-Funny Side
I’ve seen a man trip over nothing during an open house, then tell me I’d be hearing from his lawyer. This is why I’m cautious about open houses for high-end furnished homes—too many liabilities, too many valuables to monitor, and too much risk for sellers.
So… Do Open Houses Work?
Yes—sometimes. They can create excitement, draw in buyers, and occasionally lead directly to a sale. But often, their greatest value is giving agents the opportunity to meet and build relationships with buyers actively searching for a home.
