Arcadia, Oklahoma: The Best-Kept Secret in Real Estate — and the Smartest Move I Ever Made

By Wyatt Poindexter | Managing Partner/Owner, The Agency Oklahoma City & Tulsa

There's a moment in a real estate career — after you've done it long enough, seen enough markets cycle, and read enough neighborhoods — when you stop looking at a place like a visitor and start seeing it like an investor. That's exactly what happened to me with Arcadia, Oklahoma.

I didn't just sell real estate here. I moved here. And I did it because I knew, before most people were paying attention, that Arcadia was about to become something extraordinary.

That was one of the best decisions I've ever made.

Arcadia, Oklahoma: A Town That Has Everything

Tucked along the iconic stretch of Historic Route 66 just 20 miles northeast of downtown Oklahoma City, Arcadia is one of those rare places that defies easy description. It's small — fewer than 300 residents call it home — but it punches well above its weight in every category that matters to a quality life: outdoor recreation, dining, community character, natural beauty, and real estate value.

Most people first discover Arcadia through one of its famous landmarks. The Round Barn, a striking red circular structure built in 1898 by William Odor, is one of the most photographed buildings along the entire 2,400-mile stretch of Route 66. Its unique design, believed to offer better protection against Oklahoma's legendary winds, has stood for over a century and now houses a museum and event loft that hosts weddings, concerts, and community gatherings.

A short distance down the road sits Pops 66, with its unforgettable 66-foot illuminated soda bottle sculpture lighting up the Oklahoma night. More than 700 soda varieties from around the world, a full restaurant, and a fuel stop make it a genuine roadside destination that draws visitors from across the country — and around the world.

But once you live here, you quickly discover that the Round Barn and Pops are just the opening act.

Lake Arcadia: A Four-Season Outdoor Paradise

If Arcadia has a soul, it lives out at Lake Arcadia.

Built as a cooperative effort between the City of Edmond and the U.S. Army Corps of Engineers and opened in 1987, Lake Arcadia sits on the Deep Fork River and features 1,820 surface acres and 26 miles of shoreline. It is, by every measure, a world-class outdoor recreation destination sitting right in Oklahoma's backyard.

On any given weekend, the lake is alive. Boaters skim the surface, water skiers carve the coves, and fishermen stake out spots on the heated, covered docks that allow for year-round fishing. The lake is stocked with bluegill, channel catfish, blue catfish, largemouth bass, and striped bass — and the locals will tell you the fishing here is as good as anywhere in the state.

For those who prefer two wheels to two hulls, Arcadia Lake MTB trails have become a genuine destination in the Oklahoma outdoor community. The trail system has grown to an impressive 29 miles of winding, wooded singletrack, including the newly expanded Dam Trails — 10 miles of intermediate and advanced terrain built on the east side of the lake by the Oklahoma Mountain Bike Association. With named trails like Postmortem Loop — a fast, flowing half-mile downhill stretch that riders drive hours to experience — and features ranging from creek crossings to technical rock gardens, Arcadia Lake has earned its place on serious riders' bucket lists. The beginner-friendly trails are equally well-maintained, making this a place where the whole family can ride together.

Hikers, trail runners, horseback riders, and disc golfers round out a recreation scene that keeps Arcadia residents active, outdoors, and perpetually grateful for where they live.

The Dining Scene: From Backyard Classics to All-Wagyu Excellence

One of the most surprising things about Arcadia to newcomers is the food. For a town of fewer than 300 people, Arcadia has quietly developed a dining scene that residents of much larger cities would envy.

The Chicken Shack is a Route 66 legend. Located at 212 E. Hwy 66, directly across the street from the Round Barn, The Chicken Shack has been perfecting the art of broasted chicken for decades. Broasting — a method that combines pressure cooking and deep frying — produces chicken that is impossibly crispy on the outside and tender and juicy on the inside. The menu goes well beyond chicken: pork chops, wings, gizzards, strips, and sides like Shack Mac and mashed potatoes with chicken gravy round out a comfort food menu that keeps people coming back. The outdoor courtyard — known as The Backyard — adds a whole other dimension: fire pits, a live music stage, volleyball and basketball courts, and a vibe that is pure Oklahoma at its very best. On weekend nights, The Chicken Shack is alive with families, bikers, road trippers, and locals who know they've found something worth protecting.

And then there is Blockman's Chophouse.

What James Kraham and his partners have built at 210 E. Hwy 66 — in a 100-year-old building that once housed a gas station — is nothing short of remarkable. Blockman's is, by their own account, quite possibly the only 100% all-Wagyu F1 beef steakhouse in the country. The beef program is possible because Kraham runs a wagyu beef company and has direct access to market-leading proteins at pricing that makes this level of quality accessible in a way that bigger-city steakhouses simply cannot match. A 14-ounce cut that might cost $200 at a Dallas or Chicago steakhouse is a fraction of that at Blockman's — and it comes with dinner rolls, a fresh salad, two sides, and a slice of Oklahoma cafeteria sheet cake that has become, in a very short time, the stuff of local legend.

The bourbon list runs 125 bottles deep. The wine program covers 250 bottles. And the building itself — with historic wooden walls adorned with butcher knives and the kind of character that can't be manufactured — adds an atmosphere that makes every dinner feel like an occasion.

Blockman's is open Wednesday through Saturday evenings and operates as a butcher shop during the week, so you can bring home the same quality cuts that make dinner at the restaurant so memorable.

These two restaurants alone — one a beloved Oklahoma institution, the other a brand-new destination — define exactly what Arcadia is becoming: a place that honors its roots while building something genuinely new.

The Real Estate Market: Why Arcadia Is One of the Hottest Markets in Central Oklahoma

I want to talk plainly about the real estate market here, because this is something I've watched closely for a long time.

Arcadia is hot. And it's only getting hotter.

Current listings in Arcadia show average prices ranging from $774,000 to over $892,000, with homes averaging over 3,400 square feet — well above the county average. These are not inflated numbers driven by speculation. They reflect what buyers are willing to pay for the combination of space, land, privacy, beauty, and proximity to Oklahoma City that Arcadia uniquely offers.

The typical Arcadia property is something you simply cannot find closer to the city: one to ten acres of land, a home with room to breathe, views that remind you why you chose Oklahoma in the first place, and a 20-minute drive to downtown OKC. That combination — acreage and accessibility — is extraordinarily rare, and the market knows it.

Arcadia's real estate mix includes historic homes with genuine character, modern farmhouses with high-end finishes, and luxury estates that rival anything in the Oklahoma City metro. For buyers looking in the luxury segment, Arcadia offers something the suburbs cannot: the feeling of owning a piece of land that actually means something.

The broader Oklahoma market continues to show steady appreciation — median sale prices statewide have risen year over year, with experts forecasting continued modest growth through 2026. But Arcadia consistently outperforms the state average, driven by limited inventory and surging demand from OKC metro buyers who have discovered that the life they want is just 20 miles away.

I see this market every single day. Properties in Arcadia do not sit. Buyers who wait lose.

Why I Moved to Arcadia — And Why It Was the Smartest Investment I've Made

After 31 years in Oklahoma luxury real estate, I've seen a lot of neighborhoods evolve. I've watched areas go from overlooked to overpriced, and I've developed an instinct for where the value is before the rest of the market catches on.

When I looked at Arcadia — truly looked at it — I saw everything. The land. The lake. The proximity to OKC. The Route 66 heritage bringing visitors from across the country. The caliber of neighbors. The outdoor lifestyle. The dining scene that was quietly becoming something special.

I didn't just recommend Arcadia to clients. I moved here myself.

That decision has validated itself many times over. The community is extraordinary. The quality of life is genuinely exceptional. And the real estate has performed exactly as I expected — and then some. This is what it looks like when you identify a market before it peaks and commit to it completely.
